Breaking Down the 300+ Apartments Coming to Floyd Road

From a 15-year-old "legacy plan" to new traffic signals and resort-style amenities, here is a clear look at the massive transformation happening across from the Mable House Complex.

If you’ve driven down Floyd Road recently, you’ve likely noticed a dramatic change in the scenery. The trees have been cleared and heavy machinery has been a constant fixture since work officially began back in November 2025 on Mill Grove Vista, a new 304-unit apartment community.
Located right across the street from the Mable House Barnes Amphitheatre and Arts Center, this project marks the first major step in a plan to revitalize what the city and county codes call "Old Downtown Mableton."
The 2011 Roots

While these apartments are appearing now, the legal framework and opportunity to build them were actually created 15 years ago. The Mableton City Council is currently following what is essentially a legacy plan created by Cobb County in 2011 to jumpstart the Old Downtown area.
Under these rules, the project was granted "administrative approval." This means that as long as the developer followed specific rules in the county’s 2011 plan which covers everything from building height to sidewalk design, the city was legally obligated to issue the necessary construction permits.
Because the developer followed the "legacy" rules Mableton inherited, the project moved forward without a new public hearing or a City Council vote. This was intended as an incentive, offering a streamlined path for development to help bring new life to Old Downtown Mableton.
The Master Plan: More Than Just Apartments
The 23.6-acre site, originally owned by former Governor Roy Barnes, is much larger than just these apartments. While Vista Residential Partners is the developer for the residential portion of the site, Chase Beasley, Managing Director at Vista, noted they are proud to help "anchor this civic-oriented master plan."
Eventually, other partners will introduce:
A new Civic Building
Townhomes
Neighborhood-serving retail
What will the community look like?

According to their press release, the development will feature 12 residential buildings and 546 parking spaces. Neighbors can expect "resort-style" amenities, including a pool, a fitness center, co-working spaces, a dog park, and a playground. Inside, the units will feature modern finishes like stainless steel appliances and luxury countertops, with rents expected to average $1,922 per month.
Straight Talk from the Developer

I reached out to Beasley for clarity on the issues neighbors are discussing most. He provided the following responses to some of our community's top concerns:
On Traffic: Mableton Neighbor Magali shared a common fear: "I’m not looking forward to all the traffic on top of the traffic we already have." To help, Vista is building a new traffic signal, a deceleration lane, and multiple turn lanes.
They are also connecting the site to Clay Road to give residents a second way out.
On the February Flooding: Many saw the road underwater on February 26-27. Beasley explained this was a "one-off" event; his team was in the middle of connecting the stormwater system when the rain hit. That connection is now finished and designed with extra safety factors to handle heavy runoff.
On the Trees: When asked about the extensive tree removal on the site, Beasley responded: "The tree removal is required for development and parking fields. This was tied to the historic zoning approvals. We have a robust landscape plan with a multitude of new tree plantings."
The Timeline

While the ground was broken in late 2025, neighbors can expect to see the first buildings fully built and ready for residents in early 2027, with the entire project targeted for completion by late 2027.
Our Common Stake
The clearing of the trees on Floyd Road is a visual reminder that some of the landscape we live in today is shaped by the ink dried on paper years ago. While it may feel like this project appeared out of nowhere, the reality is that the "rules of the road" were decided in 2011. Once those standards were met, the process became a matter of paperwork rather than a public conversation.
If you want a say in how Mableton grows over the next two decades, look toward the Mableton 2045 Comprehensive Plan. The final public meeting for public input will be held on Wednesday, April 15, 2026, 6:30 PM at the Riverside EpiCenter (135 Riverside Pkwy). This is our chance to decide what the next Floyd Road looks like before the first shovel hits the dirt.
