Mableton 2045: Where Your Voice Shapes The Future

If you live in Mableton, you're living through history.


Our city is setting its first 20-year roadmap, a process called the Mableton 2045 Comprehensive Plan. This blueprint will serve as an essential guide to defining everything from where the next park is built to what kind of businesses can open near you.


We went behind the scenes talking to Community Development Director Michael Hughes and gathering direct feedback from your neighbors to catch a glimpse of Mableton's future.



What is Mableton 2045?

Simply put, this is a state-required high-level guide for how Mableton manages growth for the next two decades. 


The plan will officially guide the City’s policy setting, zoning and land-use regulation, and capital improvement planning. 


Planning started in August 2024. Led by Atlanta-based Grice Consulting Group, there have been workshops, surveys, and community meetings (the third of which occurred recently on November 6th). They have assessed everything from housing needs and traffic patterns to walkability and economic development.

It was during this last session that the consulting firm reported a key traffic finding: much of the rush hour traffic along Veterans Memorial and Floyd Road is non-local, passing through Mableton to reach other communities. 


The consultants also explained that when developers look for places to invest, they look for this high traffic volume because it suggests a higher likelihood for investment to be successful, which is why areas near the Mable House Amphitheatre are receiving interest.


How The Blueprint Becomes Real

Community Development Director Michael Hughes detailed that once the Mayor and Council adopt the plan, it becomes the standard against which new proposals are judged:


So, in day-to-day terms: If a developer brings a new multi-family project, staff and Council will ask: “Is this in an area designated for higher density or mixed use in the plan? Does it help achieve the housing goals of the plan? Does it fit with the transportation/connectivity aspirations of the plan?” 

The most important thing for residents to understand is that the plan will shape the places you live, move, and play by setting the vision and policies for what will be encouraged and how the city grows.


Community Reflections The Vision and The Concerns

This quote perfectly captures the energy driving the Mableton 2045 planning sessions. The conversations revealed a strong, unified desire to make Mableton an excellent, connected place to live, blending the vision of long-time residents and new arrivals.


Resident Jolie captured this enthusiasm for a new identity, sharing her vision: "In a few years, when I say, 'I moved to Mableton in 1998,' I want people to say, 'Oh, you lucky dog! Mableton has one of the best food scenes in the whole metro area. The shopping is fantastic!'


This sentiment was supported by many attendees who were encouraged by the commonality around supporting local entrepreneurs, creating a food truck ecosystem, and making the city highly walkable, bikable, and green.


However, not all the feedback was purely celebratory. Critical reflections focused on balancing growth with responsibility. 


Balancing Growth with Consequences

Some residents expressed skepticism that the plan's vision might get overrun by external factors.


Carmen noted that "many decisions ultimately rest with the developers." She appreciated the organizers' time but voiced concern that key development locations, like the town center spot, were chosen mainly because "it’s the only option that could present higher numbers to developers."


Another resident, Graham J., expressed worry that the ideas being suggested sound like a "big wish list" that isn't fully considering environmental impacts or traffic consequences.


"Everybody wants everything and while I ask about the environmental consequences of all these things it seems to fall on deaf ears."


He noted a broader concern that the process focuses heavily on expansion without clear action plans for sustainability and resource management.

The entire Mableton 2045 planning process is designed to ensure residents and stakeholders have multiple opportunities to provide input and help shape the city's long-term vision.


By fostering collaboration between citizens and local government through workshops, surveys, and community meetings, the process ensures the final plan reflects the community's needs and priorities.
